Landlord problems.. help!!

Since last Saturday we have been without hot water, so we called our landlord on Sunday to see if he could get someone to fix it. He found someone and it was scheduled for Wednesday to be fixed. Guy came, insulted me, my dog, and let himself in the front door without knocking. He left with an electronic mechanism saying he had to order a part and it would be fixed the next day. It wasnt. Nobody came. We called the office and the lady at the desk said "they were too busy with paper work, call back Monday". By this time were pissed. We called our landlord and he has no clue what to do. We had called him yesterday with options like.. we'll buy the parts but you being the landlord you need to order them and he said no, I picked this company YOU need to be patient and wait.. yada, yada, yada. Our landlord is young, 26-30 and we are his first tenants. He is also a lawyer of some sort. I dont think he fully understands that we've been without hot water for almost a week because its like we have to push him to get anything done. Our situation is ridiculous. Any suggestions on what we could do?

call the tenants association.

He cannot just blow you off like that. You haveno hot water he needs to get it fixed NOW. Tell him you don't care how busy he is. That if he doesn't get his A$$ in gear and have someone there immediatly you will report him.

Not sure how it works everywhere, but you can have your own plumber come out and fix the problem. Then with hold the amount that you paid from that months rent.

That is our next option. There is a plumber guy right down the street that we may ask to fix it. Were not sure the original plumber guy is going to come back:eek:

I'm with Sparks. See if there is a tenant's association that you can call. They can sometimes get landlords moving a little faster on issues such as these...

I had a friend who's heat got cut off at the beginning of this winter. She went through hell trying to get her landlord to turn it back on (he paid the heat bill but hadn't been paying it) but he wouldn't do it.

She finally went to our local tenant's association and complained to them. They looked into it and found out that the landlord was in the process of selling her building and couldn't be bothered with paying the bills! :( But they hounded him and finally he did pay part of the heat bill so the tenants living there could stop wearing 3 sweaters and 2 pairs of pants.

Once the building was sold the new landlords set everything right and she hasn't had problems with the heat or water since!

Depending on where you live check with your local code enforcement bureau as I believe they can put the pressure on him to have it fixed immediately.

Thanks everyone for the replies.

Im busy looking up everything you suggested. So far I have found a tenant handbook for my state that states landlords should maintain running water and reasonable abouts of hot water at ALL times... I feel like driving over to his home and showing him that line.. grr!!

wow sounds like my landlord. Our light in the kitchen has been broken for two weeks and it's either the fixture or the switch that is broken so we don't have any lights in there. My dad offered to come and fix it since he is an electrician and our landlord said no he can't do it my landlord will get his own electrician out to fix it and we're STILL waiting. Our hotwater heater is about 15 years old and is barely working (you can take about half a shower before the water gets cold) and ofcourse he won't fix that either. He told us that if it ain't broke he ain't gonna fix it and as long as we're still recieving hot water than that's good enough for him. I wish you luck in getting this situation resolved, you might have to report him though. We thought about reporting ours but he has given us a break and let us pay our rent late a lot of times so we are afraid if we do report him his courtesy towards us will end.

I was an apartment manager for a long time, public housing and regular apartments. You can legally withhold rent until he fixes it. There are rules about it, though. You have to keep the rent in an account. Hopefully he will fix it before it comes to that.

If you go to your local HUD office, they should have booklets on tenants rights that are very informative.

who wants to come here ??? My refrig is on the blink ... my disposal is kapoot, and I need my front light fixed. I've always been able to do my own repairs, and I'm sooooooooooooooooooo p*ssed !!! I'm good at plumbing, but hate to work with electrity !!

This morning I get a call from the plumbing company (the one my landlord hired) asking if we were having plumbing problems and I was like YES our waterheater is out. The girl rambles on how they are getting ready to send out their "guys" within an hour and she'd call back with an approximent time they'd be coming by.. lets see if they actually make it today.. hope so!!

yea, i would tell him that youre going to report him and not pay rent until its fixed. thats ridiculous. i would be pissed too. hope it works out.
