The good thing when you're renting though is that yeah, you're losing your deposit, but you don't have to deal with the repairing... lol.

We're going to lose a good amount of our deposit here... Tips destroyed the blinds upstairs and the paint of the windowsill, left big black marks on the wall from rubbing himself on it (how do you clean that off white walls anyway???), kids are responsible for a hole in the bathroom where the handle goes from slamming the wall repeatedly (had it been my place I would have put something to prevent it), and the carpet is a disaster under their high chairs (banana, tomato sauce, you name it).

But I don't exactly expect to be happy about cleaning that stuff in our house either.

Oh, I forgot I paid a security deposit here, so I'll get $550 back or off the price of the house. Nice.

35k is a great price if the inspection comes back good.

You shouldn't have too big of an issue with the loan with a co-signer. I know that my neighbors across the street are buying that house and she is a stay at home mom and he is a med student, so neither have a real income.

It's so exciting that this could actually be a possibility!

I could rent the upstairs to one of his brothers and have him pay half the mortgage :D

Those things are seriously amazing. My sister laughs at me because I'm so impressed by cleaning products but WOW. I love these things.

Pam - Having lived with my sister for four years in college I feel that I can safely say, be VERY careful living with siblings. That is all. Lol.

haha, yeah. his older brother goes to college and works all the time. he is very good with damien, too. he currently lives with his mom and is rarely home. i could stand living with him and they get along well, but i probably won't really rent

Ditto on both accounts. Haha.

Magic erasers are a god send. Seriously, they're great. I've used them on the walls, counters, grout, etc. They are my hero. This is just how good they are.

If he's super busy all the time I bet it would work out better lol. Me and my sister hung out waaaaay too much. And also she got grown up and disillusioned with her job and took it out on me by wanting me to do things like cleaning the house....and washing the dishes...and taking care of her dog every weekend...lol. But even when I did stuff it didn't really make her better so I moved out instead. She's very much so like our mom (and she would KILL me if she knew I said that hehehe).

Here is the upstairs

The 2 bedrooms are fine (one has a bunch of the landlord's stuff stored in it). They would just need paint and new carpeting and some point, but nothing big.









Then this is the big main room up there. It has 4 crawl spaces and the walls all need to be drywalled and stuff. The wood around the stairs needs to be redone and a gate installed for safety. Nothing too major, though, I don't think. We just have a bunch of junk stored there for now

I almost made the mistake of having my SIL rent a room from us. I'm SO beyond thankful that it never worked out. I would've killed myself by now.

I wouldn't want his brother Kyle. But Conrad is very easy-going, quiet, and helps with the baby when he can...and Damien adores him.

That's great. He sounds like he'd make a good roommate.

Not to mention, he can cover part of your mortgage and be a live in babysitter :rofl1:

This could be a great opportunity for you. It's a very cute house. A home inspection should let you know what problems there may be. And you're already familiar with the neighborhood. I hope this works out for you.

Btw, don't complain about your kitchen! It's about 2 1/2 times as big as mine.

You don't have a dishwasher? o_O I think that me and Matt would have to eat off disposable plates if we didn't have a dishwasher. I utterly loathe doing dishes by hand.

My husband is supposed to do the dishes....they don't get done a lot of the time, thus we eat out far too much

This is exactly what would happen to us...lol. Then we'd have a million bajillion dishes to do when company comes over, have a fight over whose turn it is and be very grumpy with the company. I chose dishwasher!! Lol.

You could always put your dogs to work and have them lick the plates :rofl1:
