My landlord has mentioned a couple times that he would sell us the house a good price because he likes us, wouldn't have to go through a realtor, etc. I never asked the price because I assumed it was way to high to think about. Well, he only wants 35k. We've lived here 2 years without ever having to call him about anything needing to be fixed or anything.

We don't currently use the upstairs, but there are 2 finished bedrooms up there and a large family room that needs drywall put up. I think they replaced the insulation but not the drywall. I'd also have to put up better railings on the stairs and a gate...nothing big or expensive needs to be done up there. It would double our living space.

There are 2 bedrooms, sun room, dining room, large kitchen (which would be remodeled in the future, as the space is not being used well), living room, and bathroom (the bathroom I hate, but it could theoretically be doubled in size in the future if the hall closet was taken out). It has nice hardwood floors, central air, a garage. The yard is small but fenced on 3 sides, and all I would need to do is add a gate at the driveway to complete the fence.

I currently pay $550 in rent and a mortgage with taxes and insurance would be under $300. That means I could pay off my car this year and save $210 a month on car payments and not have to carry full insurance anymore on it either. I do have some money saved and could put down %20 and avoid mortgage insurance.

This would also mean I could have a BIG DOG in the future! And a garden

We will not qualify for a loan, as on paper we make very, very little (a lot of money comes from school-my husband's actual income is very low and I have a lot of debt). BUT, my MIL said she would co-sign if she could. I know she can...she owns her own business, has good income, and would easily qualify for a $28k loan. Would we be able to get a loan with her signing, you think?

WOW! That would be amazing if you could get it. That is such a good price :yikes:

I love all of the wood floors and finishes... it looks like it has a lot of character.

If you like the house, 35K is a great buy, and now is the time to buy. I'd say go for it.

Oh, and just for reference, you do NOT have to go through a realtor to buy property. You can use a facilitator, who can be someone with a real estate license who charges a flat fee, hiring a closing company or have an attorney draw up the papers.

I would tend to be a little wary of hiring most closing companies directly though.

I cannot believe the price. I know Buffalo is cheap, but a mortgage payment equivalent to a car payment?! I think it's the neighborhood. No one like to buy IN Buffalo. Everyone pays huge amounts to live in the suburbs. But my street is a small little one block street. I feel very safe here. There are other families and old people. This morning, my husband's car battery is dead and the guy across the street came over to help.

It would need new windows at some point because the heating bill is pretty expensive. I could go on the budget plan and pay the same year round, though, and it wouldn't be bad. I've already been paying the heating bill for 2 years anyway and will have to as long as I rent here. But the siding outside is still good...roof doesn't leak...basement does get wet

I love your color choices!

It's gorgeous! And for the price, why not?!

If i could qualify, I would totally get a loan. I'm paying $1050 right now, and a mortgage for the house if I bought it would be around $700-$800.

The only thing to keep in mind is that if anything DOES go wrong, it's your responsibility, and your money to fix it. A week after my brother bought his house, the a/c went out and he had to buy a new one at $4000.

other than that, I say go for it!

Before taking out any sort of loan, make sure you get a home inspection done on the house by a licensed inspector. They will tell you the life left on the roof, what needs to fixed right away, etc, etc.

Yeah, that's my luck. Nothing goes wrong in over 2 years in renting, I buy it, the hot water heater blows up or something :D

I'd just love to be able to do whatever I want. My landlord is very nice and reasonable, but, for example, we can't have an aquarium or a big dog. Sure no big deal, but it would be nice to just do what I want

Oh, yeah, I don't think the bank would even give a loan without it and my MIL would not agree to sign without one. I guess the next step is to take her to a bank and just see what options there are and if we could even do it. Too bad we missed the buyer's credit though

It's really cool that you have been living there for 2 years... because you KNOW the area and the house already. It's like you've had a trial run on the house. lol.

It really is a beautiful house. I want your living room.

The colors were all chosen by the previous tenant (except Damien's room...it was pink and we painted it)--she rented there for 10 years and my landlord lived there the 10 years prior to that. His father lives 2 houses down. I do like most of the colors, though, so I wouldn't even need to paint soon.

It has cute flowers and rose bushes in the backyard that the previous tenant planted, too

and to be able to go to a dog rescue and say "yes, i own my home" and be able to adopt a large breed...nice

That would be a great deal! Just remember to add the price of property taxes as well... here it's what makes it more expensive to buy than rent, as it adds up to pretty much $500 a month :(

Yeah, I emailed him to ask what the property taxes are. I found the address on the county website and those are 240 a year, but I don't know about city taxes

What kind of dog would you get?

We waited until we owned our house before getting a big dog, too.
Oh, I'm not sure. It wouldn't be for a year or so at least. I love GSDs, huskies, malamutes (huskies and malamutes likely not a good idea with small dogs though). Likely, though, it would be an adult rescue so who knows

35K?? That's incredibly cheap! That said, I totally second the being aware of things that go horribly awry. We ended up spending at least $800 on plumbing in the first month we lived in our house. Way less than we could've spent but it still sucked and I was definitely not expecting it AND we're going to have to spend a lot more to actually fix the problem.

Despite the plumbing issues, I LOVE owning our house because I know no ones going to call me and bitch about the grass, or the weeds, or how many dogs I have, or what the floors look like....it's awesome. What kind of dog are you getting? :D

ETA: You answered the dog question while I was typing lol.

Yeah, it's great not having to worry about landlords. I mean, if I wanted to right now I could take a sledgehammer to a wall... or paint my bedroom bright yellow. Not that I would do either, but it's nice to know I could if I felt like it. lol.

Rory chewed on our staircase as a puppy, and I'd be freaking out if I were renting.

Also, it's nice to not have rent increases, since mortgage payments stay the same.
