I decided two nights ago (after the people on the top floor told me that they intend to put a pool in the yard, which will kill the lawn I planted, not to mention be crawling with kids from now on) that I'm moving.

I was supposed to stay here until I bought a house next year, but I need out. NOW. It's going to be interesting finding a house to rent with three dogs!

This house is a possibility. It's a duplex, and some friends of mine intend to rent the top, while I get the bottom. It's almost a go. The landlord initially said no pets, but my friends talked her in to one dog, figuring I could sneak the others in.... But I won't do that. I wouldn't ever risk getting lying and getting suddenly evicted with 3 dogs, and no reference. The landlord is worried about the flooring, so I hope to be able to assure her that the dogs won't cause any damage, and that they can be crated whenever I'm not around. She's desperate to rent the place, it's been empty for 18 months! I hope the promise of two renters will persuade her, because if I'm not in, my friends aren't.
This house is one two acres or so. It obviously needs a little yard maintenance, but would be very cute! It's not fenced, but I have 200+ feet of quality plastic fence to make a dog yard. The dogs would LOVE it here!!
I haven't seen it in person yet, I'm going later today. And We're meeting with the landlord on Tuesday! Wish us luck! :)

I really hope the landlord is desperate enough to allow three dogs. It sounds like she was easily talked into one, so maybe it's not too much of a stretch! *fingers crossed*

Maybe if I agree to put in writing that when I move out, I will repair the place to her satisfaction at my own expense? I'm 100% confident that there will be no damage. I'd have to be sure and take a billion before pics of the place in case the landlord tries to screw me..

I hope so! My current landlord LOVES me! I completely redid the yard fr the house, and have been maintaining it for almost 3 years now. I've always been a great tenant. I lived in another house owned by the same landlord a few years ago too. I left that place in great shape, just as I intend to leave this one. I'll clean thoroughly clean it and shampoo the carpets even before I leave.

I should be giving my landlord notice later today or tomorrow. Whee! :D

Good luck! I agree getting a letter from your current land lord stating what a great tenent you are and how well you took care of the house will help if the new landlord has any doubts about the dogs. Another thing- is to offer that the current land lord come see your pace now. That will give them a good idea how well you care for the dogs etc.

Getting the landlord to see my place now is a good idea, but the floors were in bad shape when I moved in here. I wouldn't want to give the impression that we did that! LOL! They are hardwood, and the finish is looooong gone. I take good care of it, and I clean and oil the floor regularly, but it still doesn't look great.

I wouldn't say replace to her satisfaction. I would say replace to how it was when you moved in. That's what I plan on doing whenever I move out.
You could also get letters from your trainers saying that your dogs are well behaved, and vet records that show that you take good care of your dogs and that you train them and such.

I hope you get it! Let us know!

You're in Ontario honey, landlords can't evict you for having dogs, heck they aren't even allowed to say "no pets" (but they do anyways).

Know your rights, get the place, and take your dogs :) All the other stuff you're talking about would be a nice bonus, and might reassure her, but aren't necessary.

When I was looking to rent a place that didn't accept pets, I explained that in the same building they had smokers - the person said 'what's your point' I said - well, you'll have to use the Killz paint to cover the yellow walls and the carpet is going to smell of cigarettes - I'm willing to have the carpet replaced if it is torn and if it is not professionally cleaned when I leave - that's more than you're going to get from the smokers. After I explained how much more "damage" the smokers were causing and having them put in the contract that I would be willing to professionally clean the carpet or replace if it was majorly torn beyond normal wear and tear (the building owner took pictures and such) they went for it. Usually the promise of having a place rented instead of having the place sit open while looking for perspective renters is better...plus most places do charge more for pets in order to set money aside for damage.

I forgot to mention, they aren't allowed to do this in Ontario either. There are VERY specific instances that a landlord can ask for more money from you beyond a first/last rent and pets are NOT one of them!

Okay, I just got back from looking at the place...

Man, this lady must be off her rocker for giving us the business!! LOL!
The house is cute, and has a lot of potential, but it's very reminiscent of the Texas Chainsaw Massacre or something! The grass (or weeds) is waist high! The place would need a lot of work. And it is OLD! This lady is never going to rent the place, if not to us. The speed limit on that road is 80km/h, and she has one hand scribbled for rent sign up!

I could see inside a couple windows, it's adorable, I could see an unfinished room that had ceramic tiles laid out in place, but not installed. (I know how to tile, maybe I could do that to knock off some rent. ;) )

I'll have to wait and see how Tuesday goes!

Thanks for the link! :) I knew they couldn't deny pets, or evict you, but I'm sure she could find or make up a slew of other reasons to deny us. I wouldn't want to start a relationship with my landlord by forcing my way in either.

Although I may, based on what I saw there in person today. This lady must be bonkers!!
