My fiance and I just moved into a new apartment. We thought we were getting a great deal. The rent on our one bedroom which was far from where we work was going up to $660 a month, so we found a new place. Only $620 a month for a 2 bedroom townhouse, and it's right across the street from where I work. So as we moved in yesterday, I noticed some minor and some not so minor issues. First the paint job is horrible. The paint extends down onto the counter tops and onto the ceramic tile. Speaking of the countertop, it is painted and scratches when you put stuff on it. In the upstairs bathroom, the paint was peeling back over the tub and the towel rack was coming out of the wall. It looked like it was torn out at one point and they didn't bother to fix it. So anyway today when we hand in our inspection I made note of the minor issues that didn't need to be fixed, but just looked bad. I also had them draw up a work order for the towel rack and the paint above the tub. So the maintenance guy spackles above the tub and tells my fiance "Well it doesn't look good, but it won't fall down on your head." Then he moves the towel rack up a couple inches and spackles the holes. So Chris asks if he is going to sand it down and paint it, to which he replies "Oh, did you want me to. I guess I can come back tomorrow." I wasn't here through all this, but apparently the maintenance man is about 80 years old and doesn't get around very well anyway. So we spend most of the day at our old apartment cleaning and come home to find worst problem of all. We have a huge leak above our dining room table. Thank god we had Maya with us, as it is also leaking right into her crate. (Her crate will now be moved elsewhere, cause even when the fix this I don't trust it. So now I am missing my small, but wonderful one bedroom apartment, and wishing I had never signed a 1 year lease on this place. Thank God for my digital camera. I have pictures of all of the issues. Even if this leak is taken care of properly. The management group that owns these apartments is getting a long letter about the quality of their apartment. And every apartment rating place on line is getting a horrible review in hopes that at least one other person will see and decide not to move in here. LOL at least one person won't. My fiance went to the office to tell them and they had just finished giving someone a tour when he walked in. My fiance walks in and says "I'm a little pissed, it's my second day here and my celing is leaking. I'm sure that guy will look elsewhere. Anyway sorry for the long post, I just needed to vent. LOL and now my fiance informs me the cable won't come in clear, cause some idiot painted over the connection. I'm going to try very hard not to be really really mean to the maintenance guy when he gets here.

If the ceramic tiles are painted you can use Mineral UGHHh I can remember the name of it but its mineral somthing. If you go to home depot they will know what you are talking about. Its real easy on the grout unlike paint thinner.
What you can do for the grout if it look awful is this stuff that is like a stain. You can pick what ever color you like. IF the grout is really bad just buy small bag of grout and put some on the top. Get a tile sponge and get it wet the wring it out pretty good till its damp. Wipe the tile at angles across the grout. You dont want to follow the lines of the grout. When its smooth let it dry for at least 24 hours then there is a spray sealant you can use to seal the grout. Do at least 2 applications of the sealant.

I am offering this advise as I wouldnt trust that maintenence guy to fix it. I would much rather spend the little amount of dough and time and have it look right. :D

If you do make some repairs and do some maintenance, keep all of your receipts for supplies and contact the management company and let them know you will be deducting the cost from your rent. That should get their attention.

Now, you may be able to get out of your lease if the apartment isn't up to the standards you were led to believe it met.

Good luck! Good thing you got the photos. Most people don't think of that.

The air conditioner was low on freon (sp) and that's what caused the leak. It's finally stopped. On a good note we met our neighbor and he is really nice. He had the same problem with his AC a few months back, so I guess we will have to keep watch to make sure it does not happen again. He loves dogs so luckily the fact that Maya has been barking hasn't bothered him. She's not used to people coming in and out of the house and she was not happy about being left in her crate in a strange place earlier. At least we can watch the Panther's game even though the TV is a little fuzzy. LOL the maintenance guy is coming to fix that tomorrow too. Mom and Dad brought pizza so we wouldn't have to worry about dinner. I'm hoping we've made it through the rough part now and hopefully things will get a little better. I am keeping track of everything in case we have problems. Thanks for the responses!

That sucks for you !!!! No excuse !!! Renting is sooooooooo high and the renters don't give a sh*t !!! My lovely elderly ladies had to leave their home across the street. I was scared to death as the house is over 60 years old and really was a mess.( everything 1960s. ) They got no nibbles at $80,000 , so I think it sold for less. Surprise... a family in the business of fixer-uppers bought it !! I went through it yesterday and every thing's been stripped and being updated .... wood floors back etc. !!! It will look brand new !! I think it's be sold to a young family with young child ( probably in the $100,000 bracket ) This is a mixed neighborhood of black and white /young and old. was sooooooooooo afraid someone would buy it at $70 something.... move in with several family members, if you know what I mean !!! It sure would have lowered the worth of my home !!! Mine's small and modest ( 1957 ) ... I bought it at $96,000 8 years ago and it's probably worth $120,000 today . I'll stay here as long as I'm able ........... I know I can't afford a retirement home !

oh that sucks. The house that we rented was almost the same way. We noticed things weren't quite right when we first moved in and brought it to the landlord's attention and he wouldn't fix anything because unless it was completely broke he didn't care. Mark ended up fixing most the stuff in the house because this guy was lazy and didn't want to put the money forward to do it.

LMAO BLUE!!
Theres some terrible slum lords here! SO terrible that they rent out to the hispanics these apartments or trailers that are old and thrashed. Even let them move in and let them fix it up. Although rent here is fairly inexpensive.
Still makes me mad. One guy got his property seized yayyyy!!
